Pool / Spa Inspections (Optional)
For the pool inspection, we will be looking at all pool decking, pool surface and the pool equipment to make sure it is operating and installed properly. The type of pool and type of filter is noted. Pumps, pool cleaner pumps, lights, blowers and heaters are operated and inspected for proper function. Deficiencies in drains, motor grounding, GFCI circuits, piping leaks, pool surface and structure are inspected.
Sprinkler System Inspections (Optional)
Sprinkler systems are inspected by operating the system manually on all zones. The system is checked for presence of a rain sensor, back-flow device and shut-off valve. All zones operated in manual mode- the timers are not checked for automatic operation.
The sprinkler system inspection will test all zones for proper zone coverage and function for the yard. To make sure there are no broken sprinkler heads, leaking pipes and to make sure the system overall is operating as intended.
Well & Septic Inspections (Optional)
The septic system should be inspected once a year, including as soon as the house is put on the market for sale. This will enhance the home’s value and avoid any liability issues that might result from a malfunctioning system. It is in the interest of a prospective buyer to insist that the septic system be inspected before they purchase the home if it has not been done recently.
